Writing a property listing: what to include and what to leave out

A good listing text answers the questions a buyer or tenant would otherwise ask by phone. It is short, factual and checkable at the viewing.

What to include

  • Location: district and street area; the exact address can wait until a viewing is arranged.
  • Floor area of the property and, if relevant, of the plot, balcony or garden, stating which figure is which.
  • Rooms: number of rooms and half-rooms, kitchen, bathroom, separate toilet.
  • Floor and lift: which floor, whether there is a lift.
  • Heating and costs: type of heating; the monthly common cost for a flat.
  • Condition: year of construction, what was renovated and when.
  • Energy class: under section 3(2a) of Government Decree 176/2008, an advertisement for sale or rental must state the energy performance class (decree text). More: Energy performance certificate.
  • Availability: from when the property can be moved into.

What to leave out

  • Claims you cannot back up. "Quiet street", "best location", "never been cheaper" invite questions you will have to answer at the viewing.
  • Missing defects. If a visitor will see damp, cracks or an old roof in the first minute, mention it; the viewing will go better.
  • Personal data. Names, phone numbers in photos, documents, children's rooms with names on the door.
  • Price forecasts. Nobody can state what a property will be worth later.

A rule for businesses

If you advertise as a business (an agency or a developer), Hungary's act on unfair commercial practices prohibits misleading commercial practices, including ads that contain untrue information (Act XLVII of 2008, sections 3 and 6). A factual text is also a safe text.

Structure in five lines

  1. Headline: type, size, district.
  2. Two sentences on the property and its condition.
  3. The facts list above.
  4. What is included (furniture, storage, parking).
  5. How to arrange a viewing.

Price band before you set the price

On the DAS Real Estate page you can request a free indicative price band from Eszter Vörös, a licensed (OKJ) real estate agent: free indicative estimate. On the DAS Real Estate marketplace the first 500 advertisers can list one basic ad free of charge until 31 December 2026 (up to 3 ads at a time); after that, HUF 1,990 for 90 days.
